We offer four levels of letting services, charged at varying rates, as explained below:
 

Fully Managed Letting Service

Under this letting service, 10% Inc. VAT fees are collected upon receipt of rental payments. The service includes:

  • Tenant selection & referencing
  • Right to rent checks
  • Preparation of the Tenancy Agreement*
  • Preparation of an inventory if required*
  • Monthly rent collection
  • Statements of account
  • Execution of any necessary repairs (subject to prior arrangement with the landlord)
  • Arranging the Landlords Gas Safety Certificate (if applicable)*
  • Protection of the tenants deposit under the DPS
  • Arranging the landlords Energy Performance Certificate (if applicable)*
  • Arranging the landlord Legionella Risk Assessment (If applicable)*
  • Quarterly property inspections with written reports to the landlord
  • 6 week tenant settle in visit to check the tenant is happy and there are no teething issues to address

Rent Collection Service

Under this letting service, 8% Inc. VAT fees are collected upon receipt of rental payments. The service includes:
 

  • Tenant selection & referencing
  • Preparation of the tenancy agreement*
  • Preparation of an inventory*
  • Monthly rent collection
  • Statements of account
  • Arranging the Landlords Gas Safety Certificate (if applicable)*
  • Protection of the tenants deposit under the DPS (if applicable)*
  • Arranging the landlords Energy Performance Certificate (if applicable)*
  • Arranging the landlord Legionella Risk Assessment (If applicable)*

Tenant
Introduction

6 % Inc VAT commission of the first 06 months rental. E.G (Rent at £600.00PCM @ 6% Inc VAT for the first 06 months = £216.00 Intro fee)

Under this letting service, a one off fee is charged for introducing a tenant to a landlord. Prices from 60% Inc. VAT of the first month’s rent (Minimum charge of £295 + VAT = £354.00) for tenancies of not less than six months. This service includes:

  • Tenant selection & referencing
  • Preparation of the tenancy agreement*
  • Preparation of an inventory*
  • Transfer of residue rents and deposit to landlord
  • Protection of the tenants deposit under the DPS*

Void Management

This is a flexible service designed for empty periods between letting, or whilst the property is on the market to sell. Providing peace of mind whilst the property is vacant. (Please note that insurance companies must be notified of any empty periods). Please enquire for void management fees. This service includes:

  • Property visits
  • Arranging any necessary repairs
  • Maintenance of a small "float" and payment of outgoings
  • Refurbishment management*

Initial Set up fee £ 180.00 INC vat (applies to full management and rent collection package ONLY)
This set-up fee covers the cost of all marketing and advertising costs, accompanied viewings, tenant selection and full tenant referencing and provision of an assured shorthold tenancy agreement. This fee is payable on tenant move in and will be deducted from the first months’ rent unless alternate payment is agreed on acceptance form. (Payment plan available for fully managed properties – please ask for further details)
 
Renewal Fee £96.00 INC vat (Applies to each renewal)
To negotiate a renewal and rent increase if applicable and prepare renewal paperwork; to include a fixed term assured shorthold tenancy agreement where applicable.
 
Referencing Fee £12.00 INC vat (per applicant payable on renewals)
Above fee applies per tenant for cost of full referencing to include (credit check, employment reference, landlord reference and right to rent checks)
